Reject the Site Plan for the Princeton Jazz Club sign now

We, the undersigned residents of Princeton Borough and Princeton Township, hereby oppose the Site Plan Application from JAT Holdings, LLC for the creation of a jazz/nite club in its current form because of the following negative criteria that will irreparably harm and worsen our neighborhood and our way of life:

1) Noise interrupting the peace at late hours from patrons exiting the establishment at 1 a.m. or later 6 days of the week, car doors slamming, engines starting and commotion.

2) Traffic extending throughout Birch Avenue starting at around 5:30 p.m. and lasting well until the evening as the second and potentially third show begins and while patrons are waiting to enter and exit the valet parking.

3) Reduced safety for our children and families that play on Birch Avenue, Duffield Place, Old Bayard Lane and neighboring Community Park due to the increased traffic, parking in our neighborhoods, and patrons entering and leaving our residential community.

4) Drainage issues as the proposed facility could potentially increase standing water on the community park fields that children and families play in and around daily.

5) The size of the facility (proposed 10,750 sq. ft.) makes it virtually impossible to control patrons to only 165 as it would allow 220+ and creates an additional burden on the community in terms of traffic, parking, noise, and policing.

6) Parking is woefully inadequate and will result in patrons and staff parking in our residential neighborhoods. The Townships traffic consultant, Urbitran, has stated a need for more parking spaces than the applicant provides with or without their valet parking proposal. Section 10B-282 of the Township code states that no building shall be erected, enlarged by an increase in floor area, or converted to a new use classification in any district, unless off-street parking spaces are provided in amounts set forth in the schedule in the code.

7) Valet Parking would negatively impact our neighborhoods by resulting in increased traffic and noise. The Townships own noise consultant, Ostergaard Acoustical Associates, stated in their report that valet operations will result in more door slams and car movements, not all of which will be onsite and potentially screened by the proposed concrete fences. They continue by stating that there does not appear to be any potential mitigation available for this activity except to not approve such a plan.

We call upon the Zoning Board to reject this application.
