No Warehouse Store in El Dorado Hills Village U sign now

A Planning Commission Hearing on Thursday, May 26, 2005 at 9 am in the Building C Hearing Room at 2850 Fairlane Court, Placerville will determine whether or not a developer will be permitted to change current zoning restrictions and get permission to build a Warehouse Home Improvement Store, Design Center and Nursery in El Dorado Hills Village U, an area deemed by previous commission rulings to be incompatible with high-intensity retail due to the proximity to adjacent residential developments.

We the undersigned request that the El Dorado County Board of Supervisors including Helen Baumann, Rusty Dupree, Charlie Paine, Jack Sweeney and David Solaro; and the El Dorado County Planning Commission including Gregory Fuz, Gina Hunter, Jo Ann Brillisour, John Knight, John MacCready, Dave Machado, Chris Chaloupka, and Alan Tolhurst deny the developers request to remove the current restriction excluding high-intensity retail development in Village U in the El Dorado Hills Specific Plan.

Allowing high-intensity retail to be developed in this area will cause increased traffic at all hours of store operation, would result in delivery trucks causing noise, pollution and traffic problems twenty-four hours per day, would include night-time parking lot lighting, and would have a negative effect on both home values and quality of life in El Dorado Hills.

Residents who supported Measure B were lead to believe by the four supporting members of the Board of Supervisors that the needs of the community would take priority over developers seeking to maximize their profits. We do not believe that approving the request of a developer to build a Warehouse Home Improvement Center, Design Center, and Nursery in the middle of El Dorado Hills is consistent with that promise made to the community.

There are at least three Warehouse Home Improvement/Nursery stores within three miles of the proposed building site. Residents of the community do not need or want a warehouse store built in the middle of El Dorado Hills.

Many residents who bought homes in these areas checked with the El Dorado County planning department before purchasing and were informed that no high-intensity retail stores would be permitted in Village U of El Dorado Hills. How can people rely on a plan when purchasing real estate if the Planning Commission grants every profit-oriented request made by developers? What Environmental Impact Report justifies the decision of this commission to rule in opposition to the wisdom of the previous decision prohibiting high-intensity retail?

The undersigned are asking the Board of Supervisors and Planning Commission to protect the rights and quality of life of the citizens of El Dorado Hills by denying the request for a finding of consistency that would remove the current ban on high-intensity retail development in Village U of the El Dorado Hills Specific Plan.
